Why do we need a local centre here?

 

Overstone Leys is a new settlement between Overstone and Moulton off the A43 Kettering Road. Outline planning permission for the settlement was granted in 2015 and since then detailed planning applications have been submitted on several parcels of the overall site to bring the development forward.

 

A new local centre is required to serve the new community and neighbouring villages.

 

Outline planning permission for local centre uses was granted in 2015 and included shops, food and drink outlets, offices, a nursery, medical centre, pub and supermarket.

 

Some of these uses, the supermarket and medical centre, will be provided on other parts of the wider site.

 

Who are the proposed occupiers?

 

We have firm commitment from Costa Coffee, Burger King and BP. At the moment we are unable to confirm who those occupiers are as they are commercially sensitive at the moment.

 

When will the first occupiers open?

 

The first occupiers could be open by the end of 2023.

 

Will you definitely build all of the elements, including the nursery?

 

To ensure that these community facilities are deliverable, we have considered other uses that would not only attract trade from local residents, but also an element of passing trade. We have strong commitment from operators for a coffee shop, restaurant and petrol station with local shop, which will serve as a catalyst for the development and attract operators for the rest of the local centre.

 

Why is it called Saxon Park?

 

During archaeological exploration of the Barratt David Wilson Homes parcel of the wider site, the largest Anglo-Saxon burial ground and settlement in Northamptonshire was unearthed. We would like to mark this historical discovery.
